Tenant refusing to pay for damage
We have a tenant that has 2 spaces-one inside that normally houses a boat and one outside that houses a camper. The tenant caused significant damage to the inside unit when pulling out and the unit is currently unusable (however she is still paying for the unit). She is unable/unwilling to pay for the damage to the inside…

multiple leases for different offers?
We use the traditional month to month lease, however, we are going to offer a discount for people who pay in advance for one year. Do I need to create a new lease since that is a year commitment and not month to month?

Can we impose a lien if the tenant moved all of their belongings out without notice?
Our lease states we require 30-day notice to vacate but when they had not paid in December, I went to overlock the unit and it was empty. They stated they moved out in November but gave no notice and did not return the lock and keys. Can we proceed with a lien if there is nothing in the unit? Would it just be a personal…

Primary vs. Alternate on a lease
I encountered an issue yesterday in which a couple who rented a unit together less than a month ago has since parted ways, not amicably. The female is on the contract as the primary and the male is on the contract as the alternate. Both parties are claiming rights to the unit. The male came in yesterday morning and changed…

Rate Increase Etiquette
We sent out a notice for an increase in rent. In the letter I state 30 days from their next due date. I thought a 30 day notice was probably required by law, but at the very least out of respect. My boss asked why I did it that way, and I had no good answer other then I thought it was probably required. Does anyone have…

We require addresses, phone# ect... is there a way to defult and require Vehicle Lic plate numbers?
Recently we implemented a new policy (for the safety of our tenants) that if you did not enter the property in a 'vehicle' that you were unable to rent. This has helped keep the troubled "walk-in's" from renting. My question is, When renting a unit some fields are required fields that have to be filled in before advancing…

Military customer who went to lien - we didn't sell - but I still have their belongings.
We have a customer who checked they are active Military. They didn't pay and went to lien, but we didn't sell. This was in 2014. Since then I have had limited contact with the customer. The last email was her asking me to send her pictures because she wasn't sure what was still in the unit. I did that and then she never…

My assistant put the unit in the husbands name but the mc's were willed to the wife. Do I need to put her name on the lease instead? I'm only concerned if…

California Customer Record's Law and Receipts
California Civil Code section 1798.80-1798.84 talks about what is considered personal information. A tenant's address is on the list of personal information to be protected.
