multiple leases for different offers?

We use the traditional month to month lease, however, we are going to offer a discount for people who pay in advance for one year. Do I need to create a new lease since that is a year commitment and not month to month?

We've had several times where they move out before the completion of what they've paid for. We refund only full unused months.
Our discount is a free month when they pay a year. If they don't stay, they forfeit the free month.0
