Wants their unit weeks after the auction....
Two auction scenarios (sold 3 weeks ago & all steps followed) - what would you do? 1. In woman's name, she goes to jail so husband steps in & pays for a year. Follow auction process (I give 8 full weeks notice), sending emails, text messages to both #'s, etc. Husband calls to say he will have it paid before auction. I…

Receiving Auction Proceeds in Sitelink
I'm a newbie to the auction process. We did all the notifications and held the auction. I processed the auction in Sitelink to generate the letter to send to the tenant. Sitelink still shows the unit in the delinquent tenant's name with their balance due. How do I record the proceeds from the sale? (sold for less than the…

What are customers looking for in a self-storage facility?
It's a deceptively simple concept: Get a bunch of rooms with locks on the doors and let people store their stuff there. So why do some facilities in my neighborhood of Raleigh, NC seem to do better than others? How are customers choosing one facility over the other? There are some basic aspects that every customer looks…

Snow in Unit - Anyone else have this happen?
Hello...Manager at a facility in Ontario Canada, snow somehow got into a unit. 100 plus km/h winds during intense snow storm. Has anyone seen this much snow get into a unit? Can we impose a lien if the tenant moved all of their belongings out without notice?
Our lease states we require 30-day notice to vacate but when they had not paid in December, I went to overlock the unit and it was empty. They stated they moved out in November but gave no notice and did not return the lock and keys. Can we proceed with a lien if there is nothing in the unit? Would it just be a personal…

How to Import SiteLink Data to QuickBooks Online
Does anyone have experience importing the daily deposits from SiteLink into Quickbooks online? We recently transferred to no longer using the desktop version of Quickbooks, and it seems like there should be a way to import all of the data directly, but I'm not having much luck.

How do you retain your Boat and RV customers in the off season??
Just bought our first Boat & RV location in Florida back in May. Your fee schedule
I would like to know what fees and the amounts. I feel that our fees may need updated. We use the California schedule for late fees, but our other fees have not been updated in probably 20 years or more. Do you charge an admin fee at move-in? Pre-lien, lien, inventory, auction fees? do you charge cut lock or cleaning fees?…

Using a lock or boot to prevent a past due tenant from moving out
Hi everyone, I've had a few incidents where a past due tenant just took their stored item and skipped out on their past due rent. They were locked out of the facility (gate code disabled), but were likely able to follow someone else in or out of the gate. Has anyone used a boot of some sort to prevent this from happening?…

What are common ways facilities lose money?
The self-storage business has ups and downs based on predictable--or sometimes unpredictable--factors. Maybe it's simply the economy, local competition, or even the weather. What are some other ways you've seen a site lose money, for whatever reason, and did the issue get resolved?
