Using a lock or boot to prevent a past due tenant from moving out
Hi everyone, I've had a few incidents where a past due tenant just took their stored item and skipped out on their past due rent. They were locked out of the facility (gate code disabled), but were likely able to follow someone else in or out of the gate. Has anyone used a boot of some sort to prevent this from happening?…

E-Lease won't send
Hello! For the last couple of weeks I have not been able to email the e-lease to new tenants. Did something change with the last update or has anyone else experienced this issue? Thank you :)

Dumpsters: keep or quit?
We seem to be the only facility that still has dumpsters, and the customers are not allowed to use them, but they still do EVERY DAY ALL DAY. Considering getting rid of them since it's a major headache. If you have stopped having dumpsters, how is it going for you? The problem is if we lock them up, they will just leave…

Locks, Keys and Liabilities
Ok, I'm pretty new to this business but have quite a bit of experience in organizational management, policy and procedure development, etc. I came on board and have been working with the owner to try to assess and evaluate everything we are doing here to get to maximum efficiency and effectiveness. So here's a situation.…

What are common ways facilities lose money?
The self-storage business has ups and downs based on predictable--or sometimes unpredictable--factors. Maybe it's simply the economy, local competition, or even the weather. What are some other ways you've seen a site lose money, for whatever reason, and did the issue get resolved?

this is embarrassing
Hello guys! recently I've noticed a gloomy atmosphere around the forum so this is my small attempt at lightening the mood lol. what has been the most embarrassing moment you have had with a customer? I'll start: we are located in Alaska, so obviously we have a lot of snow around. I was showing this lady a couple of units…

How to deal with tenants who don't follow gate access hours?
I've noticed here recently on our gate log that a select few tenants are coming onto the property after hours. Our gate access hours are from 6 am-11 pm only, which is made very clear during the move-in process and even posted on the entrance gate. The system automatically locks them out when they try to come in after 11,…

Where's Wal...I mean Dilbert??
I really look forward to the daily, snarky Dilbert postings each day. However, I noticed he's missing as of today :o Is he gone forever? Is this a temporary situation? Did something happen to the writer? Anyone know??

Can I add charges to multiple units instead of opening each one individually?
I need to add charges to about 100 accounts every month for electricity. They cannot be automatic and the amounts vary. I would love to quickly enter each one. Right now, I go to payments, sort by unit, then select and open the unit/tenant, then click edit charges, then select electricity, then replace $0.00 with whatever…

CA Lien Process and do we actually have to file a lien?? Is there a way to just trash it???
We deal with a LOT of homeless people at our facility. They usually pay for a couple months then for whatever reason, (moved on, arrested, or just don't want the stuff in storage), they stop paying. 98% of the time, the stuff in the units is absolute trash. I do not mean that in a demeaning way but it is literally trash,…

Customer asked to drill out lock of an overlocked unit he rents.
We have a customer that asked if he could drill out his lock that we overlocked due to non-payment. He was told "No", however he decided to put 2 disc locks on his door thinking that it would further prevent us from overlocking. What would you do in a situation that the tenant decides to drill out the lock to prevent…

Where is the water coming from?
I'm looking for ideas on who you would call to help identify where water is coming into a NON Climate Control building. It is a 2 story building, 1st floor is Non CC, top floor is Climate Controlled. Being Salty
Hi everybody! I'm about to experiment with rock salt and the effectiveness of it as weed killer. There are a few areas on the lot that we never want weeds EVER, and as it's less dangerous than Round-up and other chemicals, and supposedly has a lifespan of 5 - 10 years, it will be cost effective too. I'm trying it on a…
