SITELINK: Do you have any suggestions and/or new guidelines on how to add promotions and/or discounts automatically unto our rental agreement? perhaps with inserting keywords on the mandated added text?

In addition to the functionality for promotions and discounts, can you please add a way for us to satisfy the new maximum rental rate provision in SB709 "The maximum rental rate that Owner can charge in the first 12 months following the date of the rental agreement is $_______." Can you create a function or keyword that would allow SiteLink to calculate a maximum rental rate to auto populate in a lease that is based on the current rate and a percentage increase (e.g. 5%)? CA rental agreements must have this new language starting on 1/1/26, so time is of the essence. Thanks for your help!2

Sure wish the Senate had asked someone that operates a facility in California during these discussions if their requirements were possible to fulfill with our current software. Has anyone started on this yet? I started yesterday and I gotta say, it is very difficult to achieve. We guarantee our rate for 12 months so some of this has been easier than a facility that raises rates within that period. Still not sure how to compute a 12 month total without using a calculator and handwriting the total in!

The new update for this makes no sense, you get the same results from standard monthly rental rate as Max monthly rental rate AND if you have a free month, that keyword states that the max monthly rental rate will be $00.00. It is not designed to calculate a total, this would need to be done at Modify Units and you would need to add 12 periods at move-in....no one wants that. The best way to get better results is to use <Rent.StdMonthlyRate> at the header and then discounted rental rate and then Max monthly: $<tenant.rentalRate>Gross Monthly Rental Rate: $<Rent.StdMonthlyRate>Discounted Rental Rate at move-in (if applicable): $<Tenant.RentalRate> <Tenant.NonExpiringDiscountPlanDesc>Promotion (if any): <Tenant.DiscountPlanAtMoveIn>Maximum Monthly Rental Rate: $<Tenant.RentalRate>
You're going to have to write in N/A if there was no promotion at move-in.

I will be working this week to plug in the appropriate fields in SLWE and have it ready by the end of the year.

I have everything plugged in and will start using it now. We will have to manually enter the date that our special ends for the few that get one. Otherwise, there's a field for everything.sonyawiprud said:

You can set the Maximum Rental Rate at the unit level and then use the new keyword <Tenant.LeaseMaxRentalRate> to pull the max rate into your lease. How does the new keyword differ from the Standard Monthly Rental Rate keyword? if I use your maximum keyword, it changes the rent to 0.00 for maximum if a free month has been applied at move in, whereas if I keep the standard rate, then it follows suit, showing the maximum rental rate as it should be, your new keyword does not work for me. I followed the guidelines and the best way to go if you have a promotion is to use standard not maximum.storable_support said:

AND it shows correctly when a free month has been applied at move-in. I don't see the value or benefit in using the new keyword when Standard Monthly Rental Rate keyword is much more efficient. I don't conduct rate increases throughout the first 12 months, maybe it's helpful to those that do? Also, there is no calculation button, nothing showing the amount one would pay altogether in a 12 month period, where's the math I thought we were required to show this as well.sonyawiprud said:

I have yet to find a customer that is interested in reading the agreement, as soon as 18 pages are finished printing they glaze over and roll their eyes, but I have to get signatures and initials on every page.teamcapitola said:

To be honest, if it weren't for auctions and delinquent people none of this would even be necessary!
This definitely made things more complicated, I don't even understand how they could get such a bill to pass at the senate when no one asked if any software was ready to handle such a change in the rental agreements. Also, who is going to be checking to see if we are in compliance?? end rant. LOL0 -
@sonyawiprud if you are planning any rate increases in the first year, the Standard Monthly Rental Rate keyword will not reflect those. That's why we created the Max Rate field.
