Transfer as a lead type

Was curious about a new option under Lead to Lease. We get tenants occasionally who inquire about transferring units ahead of time and if it's not too far away we'll usually hold a unit close to their current one for them to make things easier. To do this we create a lead in Lead to Lease to reserve it for them, the downside is that counts in our system as a new lead which eventually we're going to transfer and not actually move in which docs out closing percentages. I could set the unit to unrentable as a way to do it as well but our company monitors the # of offline units regularly and doesn't like us to do it that way. I was thinking maybe in Lead to Lease when you select "Inquiry/Reservation" it could have a 3rd option for "Transfer" which would allow everything to be put in, hold the unit, but not add to your # of inquiries.
