2nd month free works well; also get free  months equal to number months you prepay.

We only have one discount and that is the 13th month free.

Years ago when we had %60 occupancy we would do a 3 month special of discounted rent. So a 5x5 that is normally $42.00 a month would be $25.00 for the first 3 months and then automatically raise to $42 on the 4th month.  
Currently we have a long standing discount of %10 off each month you pay that is 3 months or more in advance. A year would be %15

We do the 12th month free which is pretty popular. We also partner with a local moving company to providing free moving assistance with a year lease. Since we're by a retirement golf course, that one is used pretty often.

"First Month Free" is the only major discount that we use. We have 10% off but that is just for "Military" or "Educators" surprisingly we don't get too much military and we are just 10 minutes from a large military base, but there are 3 other storage facilities between us and the base, so maybe that's why.
