What do you do with tenants that loiter in there units for hours on end?

We have on occasion rented to customers that are homeless. They like to try and hang on in their units all day long. Of course we stop it immediately. My question is what else can be done to resolve the issue? We know they cannot live in the units (which is a given) but what time frame would constitute loitering and have a customer ticketed for this?

    It really depends on the individual person. We had a lady who would be here a lot but she never caused any issues, she just wanted to be with her stuff. Other tenants block hallways and driveways with all their items and you don't want that. We recently gave one a 30 day notice to terminate tenancy and were left with a big mess but they are gone

    You are correct CVSS.  Annoying tenants usually stick us with their junk when they finally move out.

    Most of ours that do stick around from the time the gate opens to closing on the gate. They are homeless and have no where to go.

    Our property has access hours of 6am-10PM 7 days a week, nothing in the lease states they cannot be in their unit within those hours or for an amount of given time . As long as we do not see those tenants staying overnight they have all right to be at their unit thru out the day.

    You can always set the rules for your property. You don't want regular tenants or potential tenants to think you have folks living on the property. It could be a safety issue as well. Even if they are homeless, they can't hang around in my opinion. We are storage, not a half way or a flop house. If word gets around town that you guys are okay with this behavior, it could really get out of hand. All rent isn't good rent. .
