Do Not Rent To List

We use the manual method (pen and paper) to list past tenants we will not rent to again.  Is there an automated way to accomplish the same thing?  Maybe Sitelink?  Thanks.

    Sitelink has refused to add a blacklist, so far. We add the words "do not rent" to the ex-tenant's name so if they come in again we will see it when we pull up the list of past tenants.

    The drawback is if our employee isn't paying attention, they could print out the lease with that still in the name.

    At least it doesn't say, "do not rent to this %&*#!"  B)

    I will be glad the day they do add it as a feature! As of now, we are putting "DO NOT RENT" in the company name. That way it will show as soon as we search if they have been a previous tenant (as @themage stated) vs. putting it in the notes.

    I just check previous tenants info in previous tenants if they owe a balance I let them know I cannot rent to them until that balance is paid. If they are problem tenants I put it on the payment screen DO NOT RENT.

    The key is training new staff (or ones with bad memories) to actually search previous tenants (and our do not rent excel sheet) for the name of whoever is in front of you.

    The "do not rent" excel sheet is passed/emailed around to all our locally owned facilities and updated weekly.

    We don't charge the admin fee to a previous tenant, so most previous tenants have  incentive to say they used to be tenants (then easy to pull them up and look at notes/ledger etc.)

    This also catches most of the "not rentable" clients; they are usually VERY cheap and don't want to pay that $20 admin fee. We've caught several this way, and they had been auctioned previously and STILL owed the company lots of money!

    I find it amazing that I have had evicted tenants (who had to be escorted off site by local PD) come back years later wanting to rent again... 

    "Soooo...you wont rent me a space?!?" 

    "Uh, No...you were caught sleeping in your unit,  then threatened to kill another tenant for waking you up! oh, and the check you wrote for that month was returned as NSF!"

    @teamcapitola same here, I am so surprised that people owing us thousands of dollars come back like its nothing. When I say I cannot rent to you and they're like why uhm you left trash in your unit and owe us a ton of money. One lady owed us around $2000 between two units she had and came back in to rent. I turned her away and she had someone come in to rent the unit for her, sure enough that unit was up for auction because they never paid after move in. I have had a few people who left owing us a couple hundred come in and pay their balance to rent again. Our town is pretty much full so they have no other choice but to pay if they need storage
