Auctions? Raising Rents?

Anyone out there have ideas on when it is acceptable to raise rents again?

As far as auctions go, I'm happy to work with people struggling who are in communication with me, but for others ignoring me, not so much.

We had no plans to raise them, however, we are getting some tenants transfer to us from our competitors due to them already raising rents.

I hope we don't raise ours, I am tired of all the complaints from customers about raised rents. I am sure they will do it soon though because it has not been done since March and many people were due for one

I'm thinking I may start sending out notices again in August, which will be for September increases.  I also stopped in March.
