You should use the special set up for that.  Then when it's paid, the PTD shows 13 months out.

First, make sure that in the discount setup, that option is active.

Then, go to the payment page for the tenant.  Go to Edit Charges and Payments.  On the lower left, select that from the list of discounts.  It will tell you that it requires payment in full.  Then process the payment as usual for the 12-month amount, and the PTD will show 13 months.
