Running Tenant Rate Optimization (TRO)

Expect to be running a TRO for the first time very soon. Previous storage facility I managed the TRO was run by the Corporation with the results passed down to their local stores for implementation. Happened every six months, ready or not! We got pretty good at handling those friendly (?) customer phone calls.
The family-owned storage facility I now work for is on the "FOR SALE" market. Currently we are at 94.4% occupied so I know a rate increase is in the cards of the new owner. Haven't had a rate increase in six years.
QUESTION: What's the best way to learn how to do a TRO without screwing things up? training video, Sitelink help desk, etc?? THANKS!
