rent increase

If you have a customer who needs a large rent increase. Can you increase to whatever you want? Or is there a limit like 20 percent at a time?
With insurance rates going up and I think he has slipped by.

You'll have to check the laws for your state.  Normally, you can do whatever you need to, but with Covid rules, some areas have restrictions.  Like Los Angeles County is still under the State of Emergency (to expire soon) that says rates can't be raised higher than 10% over what they were when the order went into effect.  I'm in the next county, so it doesn't pertain to me.

Give a call to your state storage association for up to date info.

I don't think there is a legal limit, as long as you give a thirty day notice.
