Hello,
Do any of you do your own auctions and if so, what is the dialog used.
When it comes to auctions, we conduct our own, but the dialog is older. We are looking to update.
Thank you for your input.

I did my own years ago.  But it was very simple, nothing specific as far as dialog.

We follow the same concept that our auction company used when we were using them, they struggled to send lock cutters to us so we had to start doing it in house,  so when we cut locks with the Video camera on, we say that we're here at our location on this date and address, at unit number ___ with the name of the tenant, then the lock gets cut, we take pictures, and seal it up, then we list it on storageauctions.net if you use an online auction company they shouldn't mind helping you, Dan Dotson is always great with advice since we do still use their website to sell units. If you are doing live auctions, it pretty much goes the same way, announce your location and the unit number and the tenant, bidding will start at___ and then off ya go!

We have been doing online auctions only for years. Don't want all those people on site.  I use programmable locks on the units, have the auction winner text a photo of the empty unit, and refund the cleaning fee via venmo.  Havent had to go onsite to deal with an auction for years.

Same here.  Once online was available, I never looked back.  It's SO MUCH easier to use an online platform and not mess with all the people on site.  Plus, we get far higher bids because hundreds are looking at the online auctions as opposed to maybe 15-30 on site for any given auction.

Make sure you are reading YOUR state's statute to ensure you are following the rules.  :-)

So how exactly does an online auction work? I'm from a fairly rural area and we've been toying with the idea of looking into online auctions, yet we've been unsure if that option is feasible or not. What service do you use?

I use StorageTreasures.com.  There are a couple others.  I would check them to see if they are being used in your area by your competition.

Basically, you do the inventory and take as many photos as you can.  Then you upload those to the auction site.  I usually have them up for 2 weeks.  Set the date and time for the auction to end.

The payment to the auction site comes directly from the customer.  Then we make them pay in cash here for the rest along with the cleaning deposit.

We use selfstorageauction.com because they seem to have the most buyers in MT.  Check out a couple of the auction sites, look up your area and see if anyone has an auction posted.
