Auctioning unit after termination

We have a tenant whose lease was terminated. The final date for vacating was 8/20/24 and despite a couple of deadline extensions the unit was abandoned and not emptied. I was informed that we could not auction and take any proceeds it has to be offered for free. Does this make any sense?
