Can you define a past due charge for specific units?

We have both outside parking for storing vehicles, and enclosed storage units for personal items. We are starting to charge a new fee for past due accounts for the self-storage units *ONLY*. All of our outside parking space numbers start with "OP," then the aisle letter and space number. Enclosed storage is just the building letter and unit number.
Is there a way to set up this new fee so it only applies to the self-storage units and not the "OP" spaces? Because right now, the task in Reminders lists ALL units that are 36 days past due, which means the outside parking spaces will stay in Reminders for eternity (or until the tenant pays their balance), which is annoying. When I complete the task, I want it off of Reminders.

    I may not know the fast way, but if your using Sitelink, on the main page at the top click on 'Setup', then on the left side, click on 'Units & Tenants', at the bottom under the 'Batch Edit Tenants ' click on 'Edit Tenant Fees'.  On the top left of the page on the left go the top of the unit column, and double click on the word 'Unit', this will put your units in order by groups, numbers etc.  once you see the outdoor parking spots, then on the right side,  highlight the late fee you would like to adjust, then hold down the 'Ctrl' on the keyboard and select all boxes for the parking spots,  then back on the right side click on 'Edit' , pop up box appears, you should see all the spots on the right you are adjusting and in the middle, under the late fee, enter 0.00 in the box and click on 'OK'.

    P.S.  Why not charge late fees to the parking tenants?  Is this a law in your state?  Are the tenants not getting a late fee until they are 36 days past due?
