Can you define a past due charge for specific units?

We have both outside parking for storing vehicles, and enclosed storage units for personal items. We are starting to charge a new fee for past due accounts for the self-storage units *ONLY*. All of our outside parking space numbers start with "OP," then the aisle letter and space number. Enclosed storage is just the building letter and unit number.
Is there a way to set up this new fee so it only applies to the self-storage units and not the "OP" spaces? Because right now, the task in Reminders lists ALL units that are 36 days past due, which means the outside parking spaces will stay in Reminders for eternity (or until the tenant pays their balance), which is annoying. When I complete the task, I want it off of Reminders.

P.S. Why not charge late fees to the parking tenants? Is this a law in your state? Are the tenants not getting a late fee until they are 36 days past due?0
