Late fee changes

Recently I had my lease updated from a $20 late fee to a $20/20% whichever is greater.  I know I need to send out a copy of the new lease and give a 30 day notice to all my existing tenants.  Can someone please tell me the proper steps to take in sitelink to accomplish this.  My tenants on on anniversary due date.  So I'm not sure what my best route to take on this. 

It was also suggested to try and get existing tenants to sign the new lease.  With that being said I assume I will have to create a new esign document for each tenant and send out?

UGH... I'm afraid I may have bit off more than I can chew with this, unless I'm just over thinking it.

    For a change like that, it's just a notification. No new lease is necessary.  They just need to be notified that in 30 days or more, the late fee will conform to the CA Late Fee Schedule set forth by the state (I love blaming the state for the fees!!!). 

    Mail it snail mail, because in lovely CA that's still the legal requirement.  And then you're bases are covered.

    You should already have a clause in your contract stating something about it being a month-to-month contract.  So you have the right to change the terms as long as they have time to move out before the new terms become effective.  Then once they make a payment after that date, they have automatically agreed to the new terms that you notified them of.

    I always post it in the office, as well.
