I recently had a gentleman who rented a space from me and left an online review which was overall positive, but he mentioned two things that…

What do you do with tenants that loiter in there units for hours on end?
We have on occasion rented to customers that are homeless. They like to try and hang on in their units all day long. Of course we stop it immediately. My question is what else can be done to resolve the issue? We know they cannot live in the units (which is a given) but what time frame would constitute loitering and have a…

Phone sales and converting a potential customer
What is the best way to convert a customer who thought your special was the 1st month free? I have overheard my assistant explain that it's our 2nd month that is free and only on select units, to that the customer hangs up. I don't usually have this problem, because I start talking up the customer and the facility and get…

Suggestion to change an aspect of the program
So as a company all of our sites are moving our day the late fee hits back by 1 day. No big deal I figured so I went into corporate control and made the change for all sites. Now as a common sense aspect I would think that it would effect everyone going forward. I can even see how the ones that just hit that day would get…

PIGEONS!
These winged rats have become the bane of my existence. I am missing soffit material (trying to get that addressed.) They are messy, unsightly, damaging tenants stuff, even…

I am new to running a storage facility. We have overlocks for units when a tenant doesn't pay, however, we also have RV slots and a tenant is constantly overdue. It is a pull behind camper. Did I dream this report up?
Years ago, I remember seeing a report that showed not only the tenant's total payments during his rental period but it broke it down into a total of how much he paid in fees v. rent.
