Are Hiring Couples A Thing Of The Past?
I've noticed fewer and fewer facilities with on-site apartments. Could this be indicative of a shift from the more traditional couple managers to a single full-time employee who lives off-site? What are you seeing in your markets?

TV / Cable Marketing
We recently had a Comcast rep come by and present packages for advertising (TV, streaming, etc.) that while sounding really great, was also very expensive. Anyone have any experience or feedback with the ROI on Cable advertising? I could see the benefits for companies with multiple locations (within a city), but can a…

JANUARY 2019 POLL: How often do you raise rates at your facility?
Automating rate changes to increase on a schedule is a great way to maximize profits at your facility, but nobody likes a price increase. How often do you raise rates for tenants at your facility? Feel free to add a comment with the $ or % amount that you raise rates, how rate changes vary across unit sizes, or any notable…

Boy does this one resonate with me. I stuck it out for three whole years at a job that liked to pull stuff like this before I finally left them.

MOVING SUCKS
Often times, the customer’s lifestyle has been shaken up. During a frantic state of misfortune or uncertainty, they deserve some compassion. A major life event often triggers a customer’s search for self-storage. For the majority, the need for a storage unit comes during a demanding transition. Sometimes these events are…

Rainy Days...
I have noticed rainy days have a tendency to make most people a tad sluggish and not terribly enthused to attack the day. I had to "make" myself get happy over doing some marketing today. Anyone else know how to combat this issue? What works for you?

E-Sign Change? No Longer Filling in Names?
The last few leases I have done, when I do the E-Sign, it no longer fills in the tenant name or the manger name. We have to manually type them in now instead of Sitelink prepopulating the field. Was this an intentional change or is something going on with my Sitelink Web Edition? Seems to do it on multiple devices.

How Do You Handle......
How do you all handle situations with tenants having higher rates when the current street rate is lower. Example, John Doe is paying $150 for a 10x10 but it is currently going for $115.00 I have dealt with this a couple of times but when I do, man, do those conversations get headed. They ALWAYS come at me hot heated and…

Retail Merchandise
If your facility sells Packing/shipping material, what company do you purchase the items from? We currently sell the U Haul boxes, but prefer a more "no or minimum" Logo supplier.

Online Vs Street rate?
What's a happy medium for pushing the online VS the street rate? I tend to go for the online rate a lot personally. (More than I should probably) It's generally how the tenants find us and usually when they come in they have that particular price set in their minds, and it's really hard to upsell them unless they end up…

Catching Thieves and Overnight "Guests"..
So obviously there is an issue with people sleeping in the units/facility at night (or during the day) and theft as well. I think it would be good to share some experiences so that we know some of the "signs" to look for out there. Here are a couple of my recent experiences: 1) On a walk through, a unit was found with a…

Poor Startup Experience
Be very careful that you get specific timeframes in any purchase you make with this company. Not every pre-purchase commitment was accurate and it took 4 months to get my site graphics package which did not work as originally discussed. I would have expected more from an "industry leader". It seems to be that larger…

Contract issues
Hi all. I run a facility in Ohio and recently had a tenant state that items were stolen from their unit. Now they are threatening legal action. Before I talk to an attorney (they can be pricey), I was wondering if anyone can help me out? I tried pulling up the lease agreement and as of right now I can’t find it. I know one…

ADVERTISING HELP - What works and what doesn't?
Hello everyone! Here at our facility, we've done very little advertising. Most move ins occur organically from drive-by's, word of mouth, and online searches. Was hoping to get some insight on what others do and what they've found works and doesn't work in their marketing campaigns/strategies. Really trying to amp up…

Suggestion For Notes.
Hello, I have a suggestion for the Notes section. Maybe allow a "pin to top" option. So if you need to make an important note regarding the account you can have it pinned to the very top of the note section so whoever is working can quickly see an important message. I know you have the red notes option at the main page of…

Moldy/Mildew Smelling Unit
Hi! I just joined StorageForum and decided that instead of looking through 52 pages of topics, I'd just ask! I have an outside standard unit that was rented for a short time (the facility has been in operation for 12 years) and now smells moldy when you first open the door and walk in. Once inside, you can't smell it. Any…

Invoicing Move In
When I move in a customer I can take a payment, with out Sitelink ever generating an invoice and it only generating a receipt. I can do a work around of moving them in, without taking payment, generating the invoice and then going to there account to take the payment, which means potentially I can have move ins without…

Managers getting together?
First off get your minds out of the gutters as that subject line probably got you thinking of something else lol...
