Sitelink Map...Send with Esign
With online rentals becoming the norm, is there a way to email the Sitelink facility site map with the other esign documents? With 878 units the place can be a maze. How are others handling this?

Prorated/Partial Credit Card Refunds
Hello everyone! We recently moved over to SiteLink Merchant Services because they wouldn't accept our CC processor anymore, and we've started running into various issues. In this case, a tenant paid a year in advance but no longer needs it and wants a refund for the unused time. We can't go the route of "voiding" the…

Is there a Calif. regulation about what can be charged for a pre-lien fee or lien ?
Cannot seem to find where there is any California regulation as to what can be charged for a pre-lien fee or a lien fee for that matter. Currently we have a $20.00 p-l fee and $100.00 (to start) lien fee. Do you have any info you can share?

Credit Card Processing - how to override 30-day late block
Hi all. I've learned there's an industry standard to block credit card payments after a tenant is 30 days overdue but I haven't found the reasoning behind this. Is there a way to override that 30 day block (i.e., a family member is calling to pay the balance but can't pay by CC because the account is 30 days overdue)?…

Why are two unconnected units linked?
I've got a weird thing going on that I can't figure out... I have Sitelink, with PTI gate control. Tenant A has been here for a couple years, and has one unit. Tenant B has been here for about a year, and has two units. They are sisters, with the same last name, but beyond that, they have no similar rental information.…

Disputed Credit Card Payments
Haven't had a credit card payment dispute in many years. Recently had two within ten days. On both disputes we did not find any record of the disputed charges. Both tenants said their banks have records, we've asked for copies. We're waiting for responses to our questions sent to Sitelink. Has anyone experienced something…

SiteLink updating Gate Software
Hi - need some clarification on SiteLink vs DoorKing software. I have web edition on my computer as well as the DoorKing software. My understanding was I need to have the computer on constantly and SiteLink open/DoorKing closed for updates to send automatically to gate. Yesterday, I was gone 12 hours and SiteLink web…

how do you make it so that a refund receipt does not print on move out
We move tenants out but do not issue refunds at move out to make sure everything is correct. The system automatically asks if you want to email a refund receipt at the end of the move out process - this creates issues as customers think the refund has been issued when it hasn't. Is there are way to disable the email…

Is anyone else having payment issues reported by tenants?
Various people who tried to pay using the same cards they always do could not process the payment. I had complaints about online and phone payments through the automated service.

Late Fees not assessing
I updated my Late Fee in Company>Setup>Charges>Late Fee. Changed from $10 to $20. Fee is scheduled to assess 10 days after payment due date. The problem is that Late Fees are not assessing at all. What am I missing here?

Credit Card and ACH setup freedom removed
I don't know if anyone has noticed - but Sitelink has secretly removed any ability we had before to choose our own credit card and ACH processor without going through Sitelink first. The buttons formerly under marketplace to be able to connect to other processors and enter the connection codes ourselves are gone. I can set…

Any way to turn off ACH?
With storable payments, is there any way to disable ACH payments? We had disabled it under our old processor, but the switch to Storable turned it back on and tenants are making ACH payments online. ACH is a headache for us, and we would really like to be able to just forget about it altogether.

Delete an offline payment?
I've had lots of messes to clean up recently, and need to delete a duplicate offline credit card payment. Problem is, SL won't let me, complaining about a payment method, and I can't call support at the moment(4 hour time difference). Anyone else run into this? What am I missing? My order of operations: - select customer…

Autopay Frustration!
Not even mentioning Sitelink FORCING us to use their merchant services, Sitelink's new update made sure to take away the ability to view credit card numbers. If you need to change the expiration date for a card, you can no longer do that without entering the entire card number again. We are no longer able to edit autopay…

Credit Card Charges- Charging tenants to run their credit cards
We don't charge a fee for taking credit cards unless it is over the phone. (We charge $3.50.) However with the thousands of dollars we end up paying every month just to run credit cards, we are considering the idea of charging our auto-pay customers to run their cards. Does anyone else do this? How did you set it up? I…

Can 2 spaces be traded?
I have 2 RV owners who are in each other's spots. The spots are the same size but the rates the 2 owners pay is different. I don't want to lose the tenant info and billing that is saved. Is there anything i can do?

Tracking how tenants find us
We have a billboard. We have a social media presence. We're on Yelp! and keep it fairly active. We have decided to do Google advertisements again. With the economy in Northern California taking a bit of a dive, we are getting ourselves out there a bit more. However, we also want to have an idea of what our most effective…

Credit on Account/Reverse Late Fees & Administrative Fees (2 similar issues)
Hello. 1. Just learned a tenant is deceased and a sister stopped paying for the unit. His daughter called to check balance and pay once she found out her aunt stopped paying -for 8 MONTHS. ACH Keyword for forms
I just started using Storable payments and quickly realized that the ACH side is kinda half baked. There are no form fields for making ACH authorization forms. For CC there is one that tokenizes the card number and shows the last 4 digits and an asterisk. We could really use one for Tenant Checking Account # and Routing #.…
