Transferring from large to smaller unit
In instances where a tenant has transferred from a larger to a smaller unit, in doing so, the security deposit cannot be adjusted to match the deposit for the unit they are getting into. How come? In order to do this, you have to move the tenant out, refund their rent/deposit in cash, and then move them into the smaller…

SiteLink and QuickBooks
Does anyone have experience with SiteLink feeding into QuickBooks? If so, do you have it set up for daily or monthly? And how do you like it? Or alternatively, if any of you use Quickbooks and you don't use the SiteLink export system, how do you manually post the SiteLink financial information? Thank you for your input.

Reversing a move-in scheduled for a future date
I rented a unit to a very kind lady who wasn't planning on actually being in the area and utilizing the storage until April 15th. I just got off the phone with her and was told that her overall plans had changed and she will no longer need the unit after all. However, because the actual move in hasn't occurred yet, I can…

Self-storage services experience
Hello guys, I'm a backpacker. I'm planning for a three-month trip. I have been arranging all the essentials for it for the past three weeks. Everything seems checked. Emailing Partial Payment letter
How do I set up to have the prompt "Email Partial Payment Letter" after taking the initial payment directly from the payment screen? I know I can go into the letter list and do manually but it should be as simple as after the prompt to email the receipt you then get a prompt to print (yes this happens) or email the partial…

Fee Dilema
Hi All, Our TSSA lease details fees for cleaning and hual off (per hour charge with a minimum). A tenant informed us they had moved out in the last week of the month. Even though the lease states that 30 days' notice is required, we are normally lenient on it as long as we are aware. I reiterated to them that the unit must…

New to Forum
Hello. I'm new here and new to the business. My wife and I took the position of Resident Managers in a small storage company in Ogden, UT. We are settling in and getting familiar with everything but I'm sure we will continue to learn for as long as we are here. I have spent some time exploring the threads but they go back…

Reservation Fees - Good or Bad?
We are talking about taking a $25 reservation fee, but I foresee
more problems than benefits. In the
perfect reservation fee world, the tenant makes the reservation, pays the fee
using his credit card, moves in on the scheduled date, and the fee is credited
towards his initial payment. A few
questions: 1. Assuming the fee…

I finally got eSign working but am unable to send a lease to a customer prior to the storage unit being delivered. The problem with that is,…

Troubleshooting a false "Open" unit door ( PTI door alarms and GATE system, with picture!)
We had a unit that kept showing as "open" in our PTI door software. The alarms are pretty simple and consist of POTs phone/data wires (RS-485) leading from door switches to various multiplexers in the facility. If the door is open, the multiplexer sees a 5v current from the closed switch. In our case the switch was good,…
